It has been eight years since my friends and I graduated from business school, eight long years since we studied all about the law of supply and demand and dreamed about our future careers in the exciting and rewarding field of finance. Different, yes, but I must also stress that these spheres are inter-connected. It really is a fascinating industry. One day over drinks at the club, we decided to compare notes about our respective jobs. Much of the discussion revolved around the topic of who had the best job among us. Two of the guys, who were making a splash in insurance, strongly endorsed their field. They said that the insurance industry has annual revenues that surpass the trillion-dollar mark, which makes it a secure and financially-rewarding place to spend one’s career. The guys said that there are over 2.5 million people currently working in insurance now holding jobs as an underwriter, sales representative, customer service rep, asset manager or an actuary. As the guys said, the name of the game now is knowing how to manage risk and anticipate problem areas. Gregory, the most scholastically gifted among us back in school, had a different opinion. If you have some money for a downpayment then similar arrangements can be made, and it will mean a smaller mortgage on your part. The larger downpayment that you put on the table, the better off you will be. There are a couple of options that you may have with your second mortgage - the one for the 20%. While the first mortgage is usually fixed rate, the second mortgage is often a home equity line of credit (HELOC), which usually will be an adjustable rate mortgage, and it is often a balloon mortgage - payable in 15 years. Refinancing, of course, is usually what most people do when it becomes time to pay up. When you get an 80/20 mortgage, you typically will be required to come up with the closing costs. This means you will still need to come up with about $3,000 to $6,000 for that event. Plus, don't forget about any other expenses you may have after you move in. This makes it necessary, in most cases, to make sure that the house is in excellent condition when you move in, and should require very little work. It is also possible to work out a deal with the seller and see if they might absorb the cost of closing. As with any mortgage, be sure to shop around for that perfect deal. Get several quotes online and compare them carefully - it could mean the difference in thousands of dollars over the lifetime of the 80/20 mortgage. In other words, you have to pay more for Canadian dollars than the bank is willing to buy them from you -- if you've ever exchanged Canadian dollars outside of the forex, (i. e. on a trip to Canada), you're undoubtedly familiar with this spread. Secondly, it's important to note that forex accounts allow you to have a tremendous amount of leverage. Typically, you can control $100 of currency for every $1 in your account. So, for example, if you were to risk $1,000 of your actual money, you could control $100,000 worth of currency. If the currency appreciated (went up) by 1%, you would make 1% of $100,000 -- $1,000 -- i. e., you'd double your money on a 1% move! But if the opposite occurred, if your currency depreciated (went down) by 1%, you would lose 1% of $100,000 -- i. e., your entire investment. And you can imagine what would happen if your currency went down by 2% or more! So the best advice is to play it safe. Read up on the forex and open a practice account before risking real money. The forex is the largest and most exciting financial market in the world, and you don't have to be a genius to make money in it, but you should at least have the basics down. Good luck!
